The Colonial Farm Inn offers six cozy and comfortable bedrooms, each with private bath, air conditioning and individual heating controls. A Common room is also available to our guests who wish to watch cable TV, select a book to read from our library or shoot pool on our 100 year old beautifully restored solid oak pool table.

ADDITIONAL INFORMATION:
Rates include a delicious complimentary breakfast served in our dining room or in one of the other common areas if you prefer. Weather permitting, we will be happy to serve your breakfast in the screen porch or patio.
You will find soft drinks and light refreshments available throughout the day. Our dining rooms and lodging are handicapped accessible.

The Sunapee Room is available for pets to stay in. A pet deposit is required.

NOTE: Please advise us of any dietary preferences/restrictions, or other special needs when making your reservations. In an effort to ensure the comfort of our guests this is a Non-smoking home.

RESERVATION DEPOSITS & CANCELLATIONS:
There is a 2 night minimum stay requirement on most weekends and on other high demand dates. A credit card guarantee is required to confirm all reservations. We accept Mastercard, Visa, Discover and American Express. An 9% N.H. Rooms Tax.

Due to our intimate size, any cancellations affect us significantly. Consequently, we adhere to a strict cancellation policy. A $25.00 service fee will be charged on all cancelled reservations. If the room is cancelled within 15 days of the reserved date, you will be charged 50% on all reserved rooms.

ARRIVAL & DEPARTURE TIMES:
Check-in time is 2:00 PM
Check-out time is 11:00 AM

In the event your travel schedule requires an early morning departure, let us know and we will be happy to prepare a continental breakfast or "breakfast to go". Breakfast is usually served between 7:30 AM and 9:00 AM.

GENERAL POLICIES:
Room rates are based upon double occupancy. There is a charge of $25.00 per night for each additional person over eight years of age in a room. We allow a discount for extended stays of seven (7) or more days. These rates are subject to an 9% NH Meals and Rentals Tax. We accept Mastercard, Visa, Discover and American Express.
